The study is aimed at substantiating the feasibility of combining building restoration with energy-efficient modernization through the application of smart sensor technologies. The research includes analysis of the technical condition and energy performance of a damaged multi-apartment residential building, identification of key factors influencing heat losses and infiltration, and assessment of energy efficiency before and after damage. Special attention is paid to the role of smart sensors in monitoring indoor microclimate parameters and energy consumption as a basis for informed engineering decisions.
