The aim of this paper is to develop a project for opening a data centre in Estonia
and provide all necessary financial calculations to support investment decisions. The
study analyses Estonia’s economy, its investment climate and technological
advantages, focusing on digital infrastructure and taking into consideration the
growing demand for data storage and cloud services. The paper examines Estonia’s
strengths, such as a stable political and economic environment, favorable tax system,
and advanced digitalization, as well as challenges such as a small domestic market and
energy dependency. The project plan includes site selection, staffing, operational costs,
and marketing strategy. Key financial indicators such as NPV, PP, and PI are
calculated to evaluate the project’s profitability. The results show that the project is
economically worth with a reasonable payback period. Overall, the thesis demonstrates
Estonia’s potential as an attractive destination for foreign investment in the data centre
sector.
